The character

Old Colorado City was the rowdy territorial capital before Colorado Springs was respectable, and the Westside never fully outgrew it: miner cottages, storefront galleries, and bungalows that came out of a pattern book a century ago.

It is the most walkable, most eclectic value play in the city, with Garden of the Gods as the neighborhood park.

The energy.

Colorado Avenue carries the breweries, galleries, and the tourist wave in summer. Two blocks off it, the streets go quiet.

The houses.

Miner cottages and bungalows, most under 1,600 square feet. Small, honest, and increasingly renovated well.

The trade-off.

Block-by-block variance. The best street and the rough one are four minutes apart: walk it at 8pm before you write.
