Zero down VA, 30-year, first-use funding fee financed, El Paso County taxes, real Colorado Springs insurance. Not a preapproval: it is the honest ceiling. Most lenders will approve you for more. That does not mean you should take it.
Gate math
Pick the gate before the house.
Fort CarsonGate 20 off I-25 exit 132 runs 24/7 and feeds Fountain and Security commuters. The workhorse.Gate 19 peaks hard 5am to 6pm. If your unit stages there, Fountain beats Briargate by 25 minutes a day.Gate 1 serves the Broadmoor and Highway 115 side. Gate 2 has been closed since 2022; do not let an old map plan your commute.
Peterson SFBWest Gate sits at Powers and Airport Road. Powers jams 4 to 6pm, every day, no exceptions.Living north on Powers means driving the jam. Stetson Hills and Springs Ranch keep it to 15 minutes.
Schriever SFBTwelve miles east on Highway 94. Falcon is the short-commute play at about 20 minutes.Highway 94 in winter is wind and ice with no services. If you have never driven snow, that matters more than the listing photos.
USAFANorth Gate runs 0500 to 2200, South Gate 24/7. Monument and Gleneagle barely commute at all.Briargate to the South Gate is 15 minutes against traffic. The Academy is the easiest base in the county to live near.
The real decision
Pick the school district, then the house.
District 20Briargate / Pine Creek · $400K–$650K · Peterson 25 min · Carson 35 min The default for relocating families, for a reason. You pay for the schools in the price.
District 38Monument / Gleneagle · $500K–$800K · USAFA 15 min · Carson 45 min Pines, elbow room, top schools. The trade-off is winter I-25 and everything is a drive.
District 8 / 3Fountain / Security · $320K–$450K · Carson 10 min · Peterson 20 min Most house per dollar and the shortest gate run in the county. Schools are the honest conversation.
District 49 · 80831Falcon / Peyton · $380K–$550K · Schriever 20 min · Peterson 25 min New builds and acreage east of the interstate noise. Wind, wells, and distance: know all three before you sign.
Before you waive anything
What nobody puts in the listing.
01Radon. Most of El Paso County tests hot. A $150 test and a $1,200 mitigation system: cheap insurance, always in my offers.
02Hail and the roof clock. Insurers here count roof years like dog years. A 12-year roof can mean a denied policy or a $40K surprise.
03Expansive soils. Parts of the county sit on clay that moves. Foundation history matters more than the kitchen backsplash.
04Fire zones and insurance. The wooded lots everyone wants carry premiums and, lately, non-renewals. Price the insurance before you fall in love.
05Wells and septic. Black Forest and Peyton acreage often means both. Different loan rules, different inspections, different life.
06BAH versus the whole payment. Taxes, insurance, and HOA ride on top of principal and interest. We do the full PITI math before we tour anything.
The question everyone asks quietly
The water question, answered straight.
PFASYes, Security-Widefield and Fountain had PFAS groundwater contamination, traced to firefighting foam at Peterson. Also yes: those districts have been on treated or imported water for years, the utilities publish test results, and filtration at the tap is a solved problem. I will send you the current water quality report for any address we look at. Deciding on a five-year-old Reddit thread is the only losing move.
The sheet I send listing agents
VA loans win. The market just has not noticed.
01The myth: sellers should avoid VA offers. The numbers: VA purchase loans close at 64 percent versus 41 percent for conventional, and take about 44 days versus 41. Three days, for a buyer the government guarantees.
02The myth: VA appraisals kill deals. Minimum property requirements catch safety issues: peeling paint, bad roofs, dead furnaces. On a house worth buying, they change nothing.
03The myth: you can only use it once. Second-tier entitlement means you can hold two VA loans at once. PCS out, rent the house, buy at the next station. Ask me for the math.
04The myth: zero down means you are not competitive. A tight offer with a clean timeline and a listing agent who got my one-page VA fact sheet closes. I send it with every offer.
