The Broadmoor hotel opened in 1918 and the neighborhood grew up around it like a garden around a fountain. Golf-course adjacency, mature spruce, and a quiet that feels engineered because it partly is.
This is the established money of Colorado Springs, but it is not showy money. Houses hide behind landscaping. The flex is the lot, not the gate.
The architecture.
Midcentury ranches, Tudor revivals, and newer builds that mostly know how to behave. Lots run big; privacy is the point.
The light.

You pay the Broadmoor premium on every square foot, and the commute to anywhere north crosses the whole city.
