Neighborhoods Near Fort Carson, Sorted by Which Gate You Use

Most relocation guides for Fort Carson list neighborhoods by school rating or median price. Useful, but it skips the thing that will actually shape your day: which gate you drive through, and what that gate is doing at the hour you need it. Your commute is not the distance on the map. It is the distance plus the gate line plus the direction traffic moves at 5 in the afternoon. Here is how to pick a neighborhood around that.

First, know your gates

Fort Carson's access points are not interchangeable, and one of the ones people expect to use has been closed for years.

  • Gate 20 is the workhorse on the I-25 side, at exit 132, open 24/7. It feeds the Fountain and Security corridor. If you live south, this is your gate.
  • Gate 19 carries heavy commercial and commuter traffic and peaks hard from about 5am to 6pm. Plan around the peak, not through it.
  • Gate 1 sits on the Highway 115 side, closer to the Broadmoor and the southwest of the city.
  • Gate 2 has been closed since 2022. If an older guide or a well-meaning neighbor routes you through it, that routing is dead. Confirm any gate assumption against the current post information before you commit to a neighborhood based on it.

Gates and their hours change. Treat this as the starting map, not the final word, and verify against the installation's current access page before you sign anything.

If you use Gate 20: Fountain, Security, Widefield

This is the value corridor, and it is where a lot of enlisted families land for a straightforward reason: the money works here. Homes in this stretch price in a range that stays inside or near E-5 and E-6 BAH, which is not true of most of the northern city.

Who it fits. Soldiers who want the shortest, most predictable drive to Carson and a payment that does not eat the whole housing allowance. School District 8 in Fountain runs about 75 percent military-connected, which means the schools are built around the rhythm of PCS moves, mid-year arrivals, and deployed parents. For a family that has to change schools every few years, that institutional familiarity is worth real money.

What to check before you commit. This corridor is the one with the groundwater history, so do your homework on the water district and read our straight answer on the PFAS question before you rule anything in or out. It is a more nuanced situation than the headlines suggest, and it is very much a "check the specific address" issue, not a "write off the whole area" one.

If you use Gate 1 or Highway 115: the southwest and Broadmoor side

This side skews more expensive and more established. The Broadmoor area and the neighborhoods feeding the 115 approach carry higher price tags and a different feel, older, more set, more scenic.

Who it fits. Officers and senior enlisted with BAH bands that reach further, or dual-income households. If you are an O-3 or above and want proximity to the mountains and a quieter, more residential character, this side rewards it. It is generally out of reach on an E-5 allowance without stretching well past BAH.

Commute reality most guides skip

Two things about a Carson commute that a price chart will never tell you:

Direction of traffic matters more than mileage. A neighborhood that is 12 minutes from the gate at 9am can be 30 at 4:45pm if you are driving against the grain. Before you fall for a listing, pull up the actual drive from that address to your gate at the exact time you would leave for work and the exact time you would come home. Do it twice, morning and evening. The map's "off-peak" estimate is a fiction for a commuter.

Weather is part of the commute. If you are coming from a base in Georgia or Texas, understand that a southern Colorado winter changes your morning. The drive that is easy in July is a different drive in January with ice on the road and a gate line that is not moving. Neighborhoods closer to your gate are not just a time saving. They are a smaller weather exposure.

A note on the other bases, quickly

If you are reporting to Peterson instead of Carson, your calculus flips north and east. The Peterson West Gate sits near Powers and Airport Road, and Powers Boulevard jams from about 4 to 6pm, which reshapes which neighborhoods are actually "close." For the Academy, the North Gate runs roughly 0500 to 2200 and the South Gate is 24/7, which pushes families toward the north end and Monument. Each base has its own version of this map. How to actually use this

Here is the order of operations that keeps people out of a bad two-year lease-you-bought:

  1. Confirm your gate and its real hours against current post information.
  2. Set your price ceiling from your BAH band, not from what a lender approves you for. Those are different numbers, and the gap is a monthly bill.
  3. Drive the commute at your real hours, both directions, before you love a house.
  4. For the southern corridor, resolve the water question at the address level, not the neighborhood level.
  5. Then, and only then, weigh schools, yard, and the kitchen you actually wanted.

Distance is the number everyone leads with. Gate, direction, and weather are the numbers you live with.
